Your responsibilities:

1. You will need to ensure that the main features of the property is in good condition and this includes the exterior/structure, the roof and that the boiler and electrics are fully functional.

2. You will need to ensure that you have the correct insurance in place for the use of the building (Corporate letting of a HMO).

3. You will need to ensure that you have the correct safety and environmental certificates in place (gas safety, electrical safety, EPC).

4. If you do have one in place, you will need to continue to look after your mortgage

Our responsibilities:

1. As part of the guaranteed scheme, we guarantee to pay you the agree fixed monthly rent and ensure there are no void rental periods.

2. To fill the property with all professional tenants and handle all their queries.

3. Paying all utility and council tax bills.

4. During the term of contract with us, we will maintain the property with regular tenant and property inspections. All tenants will be made aware of this when they sign their contracts.

5. We take care of all tenant evictions, when required.

6. Completing minor repairs to the property.

7. A regular cleaning service to ensure a high standard at the property.
